Do I need drawings?

No. Sketches, photos or a description are enough to start. The more you send, the tighter the range.
How accurate is it?

At this stage, expect a range of roughly plus or minus 15 to 25 percent. The report explains what would narrow it.
What isn't included?
+
VAT, professional fees, planning and building control fees, CIL, party wall costs and utility connections are listed separately so nothing is hidden.
Do you visit site?
+
The standard check is desktop based. A site visit can be added if access or condition is a concern.
What happens next?
+
You can take the report to your architect, use it to set your budget, or instruct us to prepare a full schedule of works for tender.
Is this a quote?

No. It is an independent cost estimate, not a builder's price.
