Frequently asked questions

What does a construction project manager actually do?

The project manager represents the client’s interests across the whole project: brief, team, programme, procurement, site phase and handover. They coordinate the consultants and contractor, manage risk and make sure decisions are taken in time to keep the job moving.

What is the difference between a project manager and a contract administrator?

The contract administrator is a role defined by the building contract, issuing instructions and certificates. The project manager is a wider client-side role covering the whole project. On many schemes we hold both, so the client has one point of contact.

When should a project manager be appointed?

At the start, before the design team is appointed. Getting the brief, procurement route and programme right at the outset avoids most of the problems that appear later on site.

Do you manage projects for private individuals?

Yes. On larger houses and refurbishments we act as the client’s representative, running the team and the contract so the client is not managing the builder directly.
